How to choose an estate agents

We look at practical ways to shortlist, negotiate with and handle estate agents.

1. Ask for suggestions

This might seem an apparent location to start, but ask pals, relative and associates who have actually recently moved which estate agents they used and exactly what they thought about them.

Also search in your city at the “for sale” and “offered” indications; it’s a beneficial indication of the agents that work well in your area.

2. Examine market qualifications

Estate agents now need to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Lots of estate agents will also be members of trade bodies. Membership means that they need to abide by a code of conduct, which may indicate a higher level of professionalism and diligence. Trade bodies to keep an eye out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You must be able to research this without having to set foot in an estate agent’s branch. Members of these plans will be screaming about it on their sites.

3. Go undercover.

Visit your shortlisted estate agents as a prospective purchaser trying to find a property like your home. Take notice of how they act and ask yourself 2 concerns:.

Would you enjoy if the residential or commercial property being described was yours?
Would you purchase a home from them?

4. Invite at least 3 agents to value your property.

Shortlist your agents, however don’t reduce too much. Try to get at least 3 to come and value your property.

When your home or business is valued it’s important not to be too satisfied by the agent that values your home or business the highest– this might be a tactic to win your business.

Ideally, you need an agent who is going to be truthful and reasonable, not one who is going to miscalculate your home and after that fail to get a purchaser at that rate.

5. Ask these concerns:.

What does it cost? does the agent charge for sole agency and what is the tie-in period? Sole agency is where one agent has the exclusive right to offer your property for a set duration. If your home or business is offered by another agent in this time you will still need to pay the sole agent their charge, in addition to the agent who actually offered it. As a guideline, costs for sole agency can vary between 1% and 2% of the list price, with a tie-in period of approximately eight weeks.
How much does the agent charge for multi-agency? A multi-agency plan suggests a number of agents will have your property on their books, with the successful agency being given the fee. Typically speaking, this charge will remain in the region of 1.5% to 2.5% of the list price.

For how long has the agent been established and what is their experience? A reputable agent that has experience selling residential or commercial properties in the immediate area of your house is more suitable.
How will your house be advertised? Will it appear in the regional paper? On a property site such as Rightmove? Is the agency able to show examples of how they advertise homes?
Who will take care of viewings? Will the estate agent exist at all viewings? Check regarding whether they will be available throughout evenings and weekends.

6. Decide between sole and multi-agency, then haggle.

Sole agency is cheaper, but the web isn’t really cast as broad and there may be less opportunity of a quick sale. Multi-agency expenses more, but suggests that your home or business will get more direct exposure, which increases the prospect of a quick sale.

You may decide to begin with a sole agency, transferring to multi-agency at the end of the tie-in duration. Or you may choose to leap directly in with multi-agency.

Whichever you choose, now is the time to bargain. If one agent is more costly than the others, see if you can get their cost down.

7. Check out the terms of the agreement.

Ensure you’re delighted with all the fine print before signing anything. Don’t hesitate to question things you don’t comprehend or don’t concur with.

8. Evaluation your agent’s performance.

After a couple of weeks for multi-agency, or towards completion of the tie-in period for sole agency, examine your estate agent’s efficiency.

How many viewings have you had? Who from? How did they go?

Has the agent been marketing the residential or commercial property and working as hard as you anticipate?

Also request feedback from the agent. If you’ve not had viewings, or have actually had viewings but no deals, the agent can offer insight. It could be you’re priced too high, or that there’s an area of the property that could be improved to motivate a sale.
