How to choose an estate agents

We look at useful methods to shortlist, negotiate with and manage estate agents.

1. Request for recommendations

This might seem an apparent location to begin, but ask pals, family members and coworkers who have just recently moved which estate agents they used and what they thought of them.

Also search in your city at the “for sale” and “offered” signs; it’s a beneficial sign of the agents that work well in your location.

2. Inspect market qualifications

Estate agents now have to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Lots of estate agents will also be members of trade bodies. Membership means that they need to comply with a code of conduct, which might show a higher level of professionalism and diligence. Trade bodies to look out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You should be able to research this without having to set foot in an estate agent’s branch. Members of these schemes will be yelling about it on their sites.

3. Go undercover.

Visit your shortlisted estate agents as a prospective purchaser trying to find a residential or commercial property like your house. Take note of how they behave and ask yourself two concerns:.

Would you be happy if the residential or commercial property being described was yours?
Would you purchase a home from them?

4. Welcome at least three agents to value your house.

Shortlist your agents, however don’t reduce too much. Attempt to get at least 3 to come and value your property.

When your property is valued it’s essential not to be too impressed by the agent that values your home or business the highest– this could be a tactic to win your business.

Ideally, you require an agent who is going to be truthful and fair, not one who is going to overvalue your house and after that cannot get a buyer at that rate.

5. Ask these concerns:.

How much does the agent charge for sole agency and exactly what is the tie-in duration? Sole agency is where one agent has the unique right to offer your property for a set duration. If your home or business is sold by another agent in this time you will still need to pay the sole agent their charge, along with the agent who really sold it. As a guideline, fees for sole agency can range in between 1% and 2% of the price, with a tie-in period of up to eight weeks.
Just how much does the agent charge for multi-agency? A multi-agency arrangement means a number of agents will have your house on their books, with the successful agency being approved the cost. Generally speaking, this charge will remain in the area of 1.5% to 2.5% of the price.

How long has the agent been established and exactly what is their experience? A well-established agent that has experience selling residential or commercial properties in the instant area of your home is more effective.
How will your home be advertised? Will it appear in the regional paper? On a home website such as Rightmove? Is the agency able to show examples of how they promote homes?
Who will look after watchings? Will the estate agent exist at all viewings? Check as to whether they will be readily available throughout nights and weekends.

6. Choose in between sole and multi-agency, then haggle.

Sole agency is cheaper, but the web isn’t really cast as broad and there may be less opportunity of a fast sale. Multi-agency expenses more, but implies that your property will get more direct exposure, which increases the prospect of a fast sale.

You might choose to begin with a sole agency, relocating to multi-agency at the end of the tie-in duration. Or you might choose to jump directly in with multi-agency.

Whichever you choose, now is the time to bargain. If one agent is more costly than the others, see if you can get their cost down.

7. Read the terms of the arrangement.

Make sure you’re delighted with all the fine print before signing anything. Do not hesitate to question things you don’t understand or do not concur with.

8. Review your agent’s performance.

After a few weeks for multi-agency, or to completion of the tie-in period for sole agency, evaluate your estate agent’s efficiency.

The number of viewings have you had? Who from? How did they go?

Has the agent been marketing the residential or commercial property and working as difficult as you expect?

Also request for feedback from the agent. If you’ve not had watchings, or have had viewings however no offers, the agent can give insight. It might be you’re priced too expensive, or that there’s a location of the home that could be fixed up to motivate a sale.
