How to choose an estate agents

We look at useful ways to shortlist, work out with and handle estate agents.

1. Request for recommendations

This might appear an apparent place to start, however ask good friends, member of the family and associates who have actually recently moved which estate agents they utilized and what they considered them.

Also look in your local area at the “for sale” and “offered” indications; it’s an useful sign of the agents that work well in your area.

2. Check market credentials

Estate agents now need to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Numerous estate agents will also be members of trade bodies. Membership suggests that they need to comply with a code of conduct, which might suggest a higher level of professionalism and diligence. Trade bodies to keep an eye out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You must be able to research this without having to enter an estate agent’s branch. Members of these schemes will be yelling about it on their sites.

3. Go undercover.

Visit your shortlisted estate agents as a prospective buyer searching for a residential or commercial property like your house. Focus on how they behave and ask yourself 2 concerns:.

Would you more than happy if the property being explained was yours?
Would you purchase a property from them?

4. Welcome a minimum of 3 agents to value your house.

Shortlist your agents, but do not reduce too much. Aim to get at least 3 to come and value your property.

When your home or business is valued it’s important not to be too satisfied by the agent that values your home or business the highest– this might be a tactic to win your organisation.

Ideally, you need an agent who is going to be sincere and fair, not one who is going to misestimate your property then fail to get a buyer at that rate.

5. Ask these questions:.

What does it cost? does the agent charge for sole agency and exactly what is the tie-in period? Sole agency is where one agent has the special right to sell your property for a set duration. If your property is sold by another agent in this time you will still have to pay the sole agent their cost, in addition to the agent who in fact offered it. As a rule, costs for sole agency can vary between 1% and 2% of the sale price, with a tie-in duration of approximately 8 weeks.
What does it cost? does the agent charge for multi-agency? A multi-agency plan suggests a number of agents will have your home or business on their books, with the effective agency being given the fee. Typically speaking, this fee will be in the region of 1.5% to 2.5% of the list price.

The length of time has the agent been developed and what is their experience? A well-established agent that has experience selling residential or commercial properties in the immediate vicinity of your house is more effective.
How will your home be marketed? Will it appear in the local paper? On a residential or commercial property website such as Rightmove? Is the agency able to reveal examples of how they market residential or commercial properties?
Who will care for watchings? Will the estate agent exist at all watchings? Examine as to whether they will be offered throughout nights and weekends.

6. Choose between sole and multi-agency, then bargain.

Sole agency is cheaper, however the web isn’t cast as wide and there might be less chance of a quick sale. Multi-agency costs more, but means that your house will get more exposure, which increases the prospect of a quick sale.

You might decide to start with a sole agency, transferring to multi-agency at the end of the tie-in duration. Or you might choose to jump directly in with multi-agency.

Whichever you select, now is the time to bargain. If one agent is more costly than the others, see if you can get their price down.

7. Check out the conditions of the agreement.

Make sure you’re pleased with all the small print before signing anything. Do not be afraid to question things you don’t understand or don’t agree with.

8. Evaluation your agent’s efficiency.

After a couple of weeks for multi-agency, or to the end of the tie-in duration for sole agency, examine your estate agent’s performance.

The number of viewings have you had? Who from? How did they go?

Has the agent been marketing the property and working as tough as you expect?

Also ask for feedback from the agent. If you’ve not had watchings, or have had viewings but no deals, the agent can provide insight. It might be you’re priced expensive, or that there’s an area of the home that could be improved to encourage a sale.
