How to choose an estate agents

We look at useful ways to shortlist, negotiate with and handle estate agents.

1. Ask for suggestions

This may seem an obvious place to start, but ask friends, relative and coworkers who have actually recently moved which estate agents they used and exactly what they thought of them.

Also look in your city at the “for sale” and “offered” signs; it’s an useful indicator of the agents that work well in your area.

2. Inspect industry qualifications

Estate agents now need to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Numerous estate agents will also be members of trade bodies. Membership means that they have to comply with a code of conduct, which might indicate a greater level of professionalism and diligence. Trade bodies to look out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You should have the ability to research study this without needing to enter an estate agent’s branch. Members of these schemes will be shouting about it on their websites.

3. Go undercover.

Visit your shortlisted estate agents as a possible purchaser trying to find a property like your house. Take note of how they act and ask yourself two concerns:.

Would you be happy if the home being explained was yours?
Would you buy a property from them?

4. Invite at least 3 agents to value your home.

Shortlist your agents, however do not reduce too much. Try to get at least three to come and value your home.

When your home is valued it’s important not to be too pleased by the agent that values your home or business the greatest– this could be a ploy to win your service.

Ideally, you require an agent who is going to be sincere and fair, not one who is going to miscalculate your home or business and then fail to get a buyer at that cost.

5. Ask these questions:.

What does it cost? does the agent charge for sole agency and exactly what is the tie-in duration? Sole agency is where one agent has the exclusive right to sell your house for a set duration. If your home or business is sold by another agent in this time you will still need to pay the sole agent their fee, in addition to the agent who in fact offered it. As a rule, charges for sole agency can range between 1% and 2% of the sale price, with a tie-in duration of approximately 8 weeks.
What does it cost? does the agent charge for multi-agency? A multi-agency plan suggests several agents will have your property on their books, with the successful agency being approved the cost. Typically speaking, this charge will be in the region of 1.5% to 2.5% of the sale price.

For how long has the agent been established and exactly what is their experience? A reputable agent that has experience selling residential or commercial properties in the instant vicinity of your home is preferable.
How will your home or business be advertised? Will it appear in the regional paper? On a property site such as Rightmove? Is the agency able to show examples of how they market homes?
Who will look after watchings? Will the estate agent be present at all viewings? Inspect as to whether they will be available throughout evenings and weekends.

6. Choose in between sole and multi-agency, then haggle.

Sole agency is cheaper, but the net isn’t cast as wide and there might be less possibility of a fast sale. Multi-agency expenses more, however indicates that your property will get more exposure, which increases the prospect of a quick sale.

You may choose to start with a sole agency, relocating to multi-agency at the end of the tie-in period. Or you might choose to jump directly in with multi-agency.

Whichever you select, now is the time to haggle. If one agent is more expensive than the others, see if you can get their price down.

7. Check out the conditions of the arrangement.

Make sure you’re delighted with all the small print prior to signing anything. Do not be afraid to question things you don’t comprehend or do not concur with.

8. Review your agent’s performance.

After a couple of weeks for multi-agency, or towards the end of the tie-in period for sole agency, examine your estate agent’s performance.

How many watchings have you had? Who from? How did they go?

Has the agent been marketing the residential or commercial property and working as tough as you expect?

Also request for feedback from the agent. If you’ve not had watchings, or have actually had viewings but no offers, the agent can provide insight. It could be you’re priced too high, or that there’s a location of the residential or commercial property that might be fixed up to encourage a sale.
