How to choose an estate agents

We take a look at practical methods to shortlist, work out with and manage estate agents.

1. Request suggestions

This may appear an obvious place to start, however ask good friends, member of the family and coworkers who have just recently moved which estate agents they used and what they considered them.

Also look in your city at the “for sale” and “offered” signs; it’s an useful indication of the agents that work well in your location.

2. Inspect market qualifications

Estate agents now have to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Lots of estate agents will also be members of trade bodies. Membership indicates that they have to comply with a code of conduct, which might suggest a greater level of professionalism and diligence. Trade bodies to keep an eye out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You must be able to research this without needing to enter an estate agent’s branch. Members of these plans will be yelling about it on their sites.

3. Go undercover.

Visit your shortlisted estate agents as a prospective purchaser trying to find a residential or commercial property like your house. Take note of how they act and ask yourself 2 questions:.

Would you be happy if the residential or commercial property being described was yours?
Would you buy a home from them?

4. Welcome at least 3 agents to value your property.

Shortlist your agents, but don’t shorten too much. Attempt to get at least 3 to come and value your property.

When your home is valued it’s important not to be too satisfied by the agent that values your home the highest– this could be a ploy to win your service.

Ideally, you require an agent who is going to be truthful and fair, not one who is going to overvalue your home and then cannot get a buyer at that cost.

5. Ask these questions:.

How much does the agent charge for sole agency and exactly what is the tie-in duration? Sole agency is where one agent has the exclusive right to sell your home for a set period. If your property is sold by another agent in this time you will still need to pay the sole agent their fee, along with the agent who in fact offered it. As a rule, charges for sole agency can range between 1% and 2% of the list price, with a tie-in duration of approximately 8 weeks.
What does it cost? does the agent charge for multi-agency? A multi-agency plan means a number of agents will have your property on their books, with the successful agency being granted the charge. Generally speaking, this cost will remain in the region of 1.5% to 2.5% of the list price.

For how long has the agent been developed and exactly what is their experience? A well-established agent that has experience selling residential or commercial properties in the instant vicinity of your house is more suitable.
How will your home be advertised? Will it appear in the local paper? On a property website such as Rightmove? Is the agency able to show examples of how they advertise homes?
Who will care for watchings? Will the estate agent exist at all viewings? Inspect as to whether they will be available throughout evenings and weekends.

6. Choose in between sole and multi-agency, then bargain.

Sole agency is less expensive, but the internet isn’t really cast as wide and there might be less possibility of a fast sale. Multi-agency expenses more, but indicates that your house will get more direct exposure, which increases the prospect of a quick sale.

You may decide to start with a sole agency, relocating to multi-agency at the end of the tie-in duration. Or you might decide to leap directly in with multi-agency.

Whichever you select, now is the time to bargain. If one agent is more costly than the others, see if you can get their price down.

7. Read the terms and conditions of the agreement.

Make certain you’re pleased with all the fine print prior to signing anything. Do not hesitate to question things you do not understand or do not concur with.

8. Evaluation your agent’s efficiency.

After a few weeks for multi-agency, or towards completion of the tie-in duration for sole agency, examine your estate agent’s performance.

The number of watchings have you had? Who from? How did they go?

Has the agent been marketing the property and working as difficult as you expect?

Also request feedback from the agent. If you’ve not had watchings, or have actually had watchings however no offers, the agent can provide insight. It might be you’re priced too expensive, or that there’s a location of the home that might be fixed up to encourage a sale.
