How to choose an estate agency

We look at useful ways to shortlist, negotiate with and handle estate agents.

1. Request recommendations

This may seem an obvious location to start, however ask pals, member of the family and coworkers who have recently moved which estate agents they used and what they considered them.

Likewise search in your city at the “for sale” and “sold” indications; it’s a helpful indication of the agents that work well in your area.

2. Inspect industry credentials

Estate agents now have to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Lots of estate agents will also be members of trade bodies. Membership indicates that they need to comply with a standard procedure, which might suggest a higher level of professionalism and diligence. Trade bodies to watch out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You should be able to research this without needing to enter an estate agent’s branch. Members of these schemes will be yelling about it on their websites.

3. Go undercover.

Visit your shortlisted estate agents as a prospective buyer trying to find a property like your house. Focus on how they act and ask yourself 2 concerns:.

Would you more than happy if the home being explained was yours?
Would you buy a residential or commercial property from them?

4. Welcome at least 3 agents to value your house.

Shortlist your agents, however don’t shorten too much. Aim to get at least three to come and value your home.

When your home is valued it’s important not to be too satisfied by the agent that values your house the highest– this might be a ploy to win your organisation.

Ideally, you require an agent who is going to be sincere and reasonable, not one who is going to misestimate your home or business and then cannot get a purchaser at that rate.

5. Ask these concerns:.

What does it cost? does the agent charge for sole agency and what is the tie-in period? Sole agency is where one agent has the special right to offer your house for a set duration. If your property is offered by another agent in this time you will still need to pay the sole agent their charge, as well as the agent who really sold it. As a guideline, fees for sole agency can range between 1% and 2% of the price, with a tie-in duration of as much as eight weeks.
How much does the agent charge for multi-agency? A multi-agency plan indicates numerous agents will have your home on their books, with the successful agency being approved the fee. Normally speaking, this fee will be in the area of 1.5% to 2.5% of the price.

The length of time has the agent been established and what is their experience? A well-established agent that has experience selling properties in the instant vicinity of your home is preferable.
How will your house be marketed? Will it appear in the regional paper? On a property website such as Rightmove? Is the agency able to reveal examples of how they promote properties?
Who will look after watchings? Will the estate agent exist at all watchings? Examine as to whether they will be offered during evenings and weekends.

6. Choose in between sole and multi-agency, then bargain.

Sole agency is more affordable, but the net isn’t cast as large and there might be less opportunity of a quick sale. Multi-agency expenses more, but suggests that your home or business will get more direct exposure, which increases the possibility of a quick sale.

You may choose to start with a sole agency, transferring to multi-agency at the end of the tie-in period. Or you may choose to leap straight in with multi-agency.

Whichever you select, now is the time to bargain. If one agent is more expensive than the others, see if you can get their rate down.

7. Read the terms and conditions of the agreement.

Make certain you’re delighted with all the small print prior to signing anything. Do not hesitate to question things you do not understand or don’t agree with.

8. Review your agent’s performance.

After a few weeks for multi-agency, or to the end of the tie-in duration for sole agency, evaluate your estate agent’s efficiency.

How many viewings have you had? Who from? How did they go?

Has the agent been marketing the residential or commercial property and working as hard as you expect?

Also request feedback from the agent. If you’ve not had watchings, or have had viewings but no deals, the agent can provide insight. It could be you’re priced too high, or that there’s a location of the residential or commercial property that could be beautified to motivate a sale.
