How to choose an estate agents

We take a look at useful ways to shortlist, negotiate with and manage estate agents.

1. Ask for recommendations

This might appear an obvious location to start, but ask buddies, relative and coworkers who have actually recently moved which estate agents they used and what they thought about them.

Likewise look in your local area at the “for sale” and “sold” indications; it’s a helpful indication of the agents that work well in your area.

2. Check industry credentials

Estate agents now need to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Numerous estate agents will also be members of trade bodies. Subscription means that they need to abide by a code of conduct, which may show a higher level of professionalism and diligence. Trade bodies to look out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You must be able to research this without needing to enter an estate agent’s branch. Members of these plans will be screaming about it on their sites.

3. Go undercover.

Visit your shortlisted estate agents as a potential buyer trying to find a home like your house. Focus on how they act and ask yourself two questions:.

Would you more than happy if the home being described was yours?
Would you buy a residential or commercial property from them?

4. Welcome a minimum of three agents to value your home or business.

Shortlist your agents, however do not shorten too much. Aim to get at least 3 to come and value your home.

When your home or business is valued it’s essential not to be too satisfied by the agent that values your house the greatest– this might be a tactic to win your service.

Ideally, you need an agent who is going to be sincere and fair, not one who is going to miscalculate your home or business and after that fail to get a buyer at that price.

5. Ask these questions:.

How much does the agent charge for sole agency and what is the tie-in duration? Sole agency is where one agent has the unique right to sell your house for a set period. If your home is sold by another agent in this time you will still have to pay the sole agent their fee, along with the agent who really offered it. As a guideline, costs for sole agency can vary between 1% and 2% of the price, with a tie-in duration of as much as eight weeks.
What does it cost? does the agent charge for multi-agency? A multi-agency arrangement suggests a number of agents will have your home on their books, with the effective agency being approved the charge. Usually speaking, this charge will be in the region of 1.5% to 2.5% of the sale price.

For how long has the agent been established and exactly what is their experience? A reputable agent that has experience selling residential or commercial properties in the immediate vicinity of your house is more effective.
How will your home or business be promoted? Will it appear in the regional paper? On a residential or commercial property site such as Rightmove? Is the agency able to show examples of how they market residential or commercial properties?
Who will take care of viewings? Will the estate agent be present at all viewings? Check as to whether they will be offered throughout nights and weekends.

6. Choose between sole and multi-agency, then bargain.

Sole agency is less expensive, but the web isn’t cast as wide and there may be less opportunity of a quick sale. Multi-agency costs more, however suggests that your house will get more direct exposure, which increases the prospect of a quick sale.

You may decide to begin with a sole agency, relocating to multi-agency at the end of the tie-in period. Or you might choose to leap straight in with multi-agency.

Whichever you select, now is the time to bargain. If one agent is more expensive than the others, see if you can get their cost down.

7. Read the terms of the contract.

Make certain you’re happy with all the fine print prior to signing anything. Do not hesitate to question things you don’t understand or do not concur with.

8. Review your agent’s efficiency.

After a few weeks for multi-agency, or towards the end of the tie-in period for sole agency, assess your estate agent’s efficiency.

How many watchings have you had? Who from? How did they go?

Has the agent been marketing the residential or commercial property and working as tough as you anticipate?

Likewise request for feedback from the agent. If you’ve not had watchings, or have actually had watchings but no deals, the agent can offer insight. It could be you’re priced too expensive, or that there’s a location of the property that could be beautified to motivate a sale.
