How to choose an estate agency

We look at practical methods to shortlist, negotiate with and manage estate agents.

1. Request suggestions

This may appear an obvious location to begin, but ask pals, member of the family and associates who have recently moved which estate agents they utilized and exactly what they thought about them.

Also search in your city at the “for sale” and “offered” indications; it’s a beneficial indicator of the agents that work well in your area.

2. Check industry qualifications

Estate agents now have to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Numerous estate agents will also be members of trade bodies. Subscription means that they have to comply with a code of conduct, which may indicate a higher level of professionalism and diligence. Trade bodies to look out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You should have the ability to research this without having to set foot in an estate agent’s branch. Members of these plans will be screaming about it on their websites.

3. Go undercover.

Visit your shortlisted estate agents as a prospective buyer trying to find a residential or commercial property like your house. Focus on how they act and ask yourself 2 questions:.

Would you be happy if the property being described was yours?
Would you purchase a residential or commercial property from them?

4. Invite at least three agents to value your home.

Shortlist your agents, but do not shorten too much. Try to get at least 3 to come and value your house.

When your property is valued it’s important not to be too impressed by the agent that values your property the greatest– this could be a tactic to win your organisation.

Ideally, you require an agent who is going to be honest and reasonable, not one who is going to overvalue your home or business then cannot get a buyer at that cost.

5. Ask these concerns:.

What does it cost? does the agent charge for sole agency and exactly what is the tie-in period? Sole agency is where one agent has the unique right to sell your home or business for a set duration. If your house is sold by another agent in this time you will still have to pay the sole agent their fee, in addition to the agent who actually sold it. As a guideline, charges for sole agency can range between 1% and 2% of the sale price, with a tie-in duration of up to eight weeks.
How much does the agent charge for multi-agency? A multi-agency plan suggests several agents will have your home on their books, with the successful agency being approved the cost. Normally speaking, this charge will remain in the region of 1.5% to 2.5% of the price.

The length of time has the agent been developed and what is their experience? A well-established agent that has experience selling homes in the immediate area of your home is more suitable.
How will your property be marketed? Will it appear in the regional paper? On a residential or commercial property site such as Rightmove? Is the agency able to show examples of how they promote properties?
Who will take care of watchings? Will the estate agent exist at all watchings? Inspect regarding whether they will be offered during nights and weekends.

6. Decide between sole and multi-agency, then haggle.

Sole agency is cheaper, but the net isn’t really cast as broad and there might be less opportunity of a fast sale. Multi-agency expenses more, however implies that your home or business will get more direct exposure, which increases the prospect of a quick sale.

You may decide to start with a sole agency, moving to multi-agency at the end of the tie-in duration. Or you might decide to jump straight in with multi-agency.

Whichever you pick, now is the time to bargain. If one agent is more costly than the others, see if you can get their price down.

7. Check out the terms of the arrangement.

Make sure you’re pleased with all the small print before signing anything. Don’t hesitate to question things you don’t comprehend or do not agree with.

8. Evaluation your agent’s performance.

After a couple of weeks for multi-agency, or to the end of the tie-in period for sole agency, assess your estate agent’s efficiency.

The number of watchings have you had? Who from? How did they go?

Has the agent been marketing the home and working as tough as you anticipate?

Also request for feedback from the agent. If you’ve not had watchings, or have actually had viewings but no deals, the agent can offer insight. It could be you’re priced too high, or that there’s an area of the property that might be fixed up to encourage a sale.
