How to choose an estate agency

We look at practical methods to shortlist, negotiate with and handle estate agents.

1. Ask for recommendations

This might seem an apparent location to start, however ask pals, relative and associates who have actually just recently moved which estate agents they utilized and exactly what they thought about them.

Also search in your city at the “for sale” and “sold” signs; it’s an useful sign of the agents that work well in your area.

2. Inspect industry qualifications

Estate agents now need to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Numerous estate agents will also be members of trade bodies. Subscription indicates that they need to adhere to a code of conduct, which may show a greater level of professionalism and diligence. Trade bodies to look out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You should be able to research this without having to enter an estate agent’s branch. Members of these schemes will be screaming about it on their sites.

3. Go undercover.

Visit your shortlisted estate agents as a prospective buyer trying to find a home like your home. Take notice of how they act and ask yourself two questions:.

Would you be happy if the property being explained was yours?
Would you buy a home from them?

4. Invite a minimum of three agents to value your property.

Shortlist your agents, but don’t reduce too much. Attempt to get at least 3 to come and value your home or business.

When your house is valued it’s essential not to be too pleased by the agent that values your home the greatest– this might be a tactic to win your service.

Ideally, you need an agent who is going to be truthful and reasonable, not one who is going to overvalue your property and after that fail to get a buyer at that price.

5. Ask these questions:.

What does it cost? does the agent charge for sole agency and exactly what is the tie-in period? Sole agency is where one agent has the special right to offer your home for a set period. If your property is offered by another agent in this time you will still need to pay the sole agent their cost, as well as the agent who really sold it. As a rule, costs for sole agency can vary between 1% and 2% of the sale price, with a tie-in period of up to 8 weeks.
How much does the agent charge for multi-agency? A multi-agency arrangement means a number of agents will have your property on their books, with the successful agency being approved the cost. Usually speaking, this fee will be in the area of 1.5% to 2.5% of the sale price.

How long has the agent been established and what is their experience? A well-established agent that has experience selling residential or commercial properties in the immediate vicinity of your house is preferable.
How will your home be marketed? Will it appear in the regional paper? On a home website such as Rightmove? Is the agency able to show examples of how they market residential or commercial properties?
Who will take care of viewings? Will the estate agent exist at all viewings? Check as to whether they will be readily available during evenings and weekends.

6. Choose between sole and multi-agency, then haggle.

Sole agency is more affordable, however the internet isn’t really cast as wide and there may be less chance of a fast sale. Multi-agency expenses more, however indicates that your house will get more exposure, which increases the possibility of a quick sale.

You may choose to start out with a sole agency, relocating to multi-agency at the end of the tie-in period. Or you may decide to leap directly in with multi-agency.

Whichever you select, now is the time to bargain. If one agent is more pricey than the others, see if you can get their rate down.

7. Read the conditions of the agreement.

Make sure you’re delighted with all the fine print before signing anything. Do not hesitate to question things you do not understand or do not agree with.

8. Review your agent’s efficiency.

After a couple of weeks for multi-agency, or towards the end of the tie-in duration for sole agency, assess your estate agent’s performance.

How many watchings have you had? Who from? How did they go?

Has the agent been marketing the residential or commercial property and working as tough as you expect?

Also request for feedback from the agent. If you’ve not had watchings, or have had watchings but no deals, the agent can provide insight. It could be you’re priced expensive, or that there’s an area of the home that could be spruced up to encourage a sale.
