How to choose an estate agents

We look at practical ways to shortlist, negotiate with and manage estate agents.

1. Request recommendations

This might appear an obvious place to start, however ask pals, member of the family and colleagues who have recently moved which estate agents they utilized and what they considered them.

Likewise search in your area at the “for sale” and “sold” indications; it’s a helpful sign of the agents that work well in your location.

2. Check industry qualifications

Estate agents now have to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Many estate agents will also be members of trade bodies. Membership indicates that they have to comply with a standard procedure, which might indicate a greater level of professionalism and diligence. Trade bodies to keep an eye out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You must be able to research this without needing to enter an estate agent’s branch. Members of these plans will be shouting about it on their sites.

3. Go undercover.

Visit your shortlisted estate agents as a prospective purchaser searching for a residential or commercial property like your house. Take note of how they act and ask yourself two concerns:.

Would you more than happy if the residential or commercial property being described was yours?
Would you buy a property from them?

4. Invite a minimum of three agents to value your property.

Shortlist your agents, however do not reduce too much. Attempt to get at least 3 to come and value your home.

When your house is valued it’s important not to be too pleased by the agent that values your home or business the highest– this could be a ploy to win your organisation.

Preferably, you require an agent who is going to be sincere and reasonable, not one who is going to misestimate your property and after that cannot get a buyer at that price.

5. Ask these concerns:.

How much does the agent charge for sole agency and exactly what is the tie-in period? Sole agency is where one agent has the special right to sell your home for a set period. If your house is offered by another agent in this time you will still have to pay the sole agent their charge, as well as the agent who actually offered it. As a rule, fees for sole agency can vary in between 1% and 2% of the list price, with a tie-in period of approximately 8 weeks.
What does it cost? does the agent charge for multi-agency? A multi-agency plan suggests several agents will have your property on their books, with the successful agency being granted the fee. Normally speaking, this cost will be in the area of 1.5% to 2.5% of the price.

The length of time has the agent been developed and what is their experience? A well-established agent that has experience selling properties in the instant area of your house is preferable.
How will your home or business be marketed? Will it appear in the regional paper? On a property website such as Rightmove? Is the agency able to show examples of how they advertise homes?
Who will look after watchings? Will the estate agent be present at all viewings? Check as to whether they will be available during evenings and weekends.

6. Decide between sole and multi-agency, then haggle.

Sole agency is more affordable, but the web isn’t cast as wide and there might be less opportunity of a fast sale. Multi-agency costs more, however means that your home will get more exposure, which increases the possibility of a fast sale.

You might decide to begin with a sole agency, moving to multi-agency at the end of the tie-in duration. Or you might choose to leap straight in with multi-agency.

Whichever you choose, now is the time to haggle. If one agent is more costly than the others, see if you can get their price down.

7. Read the terms and conditions of the agreement.

Make sure you’re pleased with all the fine print prior to signing anything. Do not be afraid to question things you don’t understand or don’t concur with.

8. Review your agent’s performance.

After a few weeks for multi-agency, or to the end of the tie-in period for sole agency, assess your estate agent’s efficiency.

The number of viewings have you had? Who from? How did they go?

Has the agent been marketing the residential or commercial property and working as difficult as you expect?

Also ask for feedback from the agent. If you’ve not had viewings, or have actually had watchings however no offers, the agent can give insight. It could be you’re priced too high, or that there’s a location of the property that could be improved to encourage a sale.
