How to choose an estate agents

We look at useful ways to shortlist, negotiate with and handle estate agents.

1. Ask for recommendations

This may appear an apparent location to begin, but ask good friends, relative and associates who have actually just recently moved which estate agents they used and exactly what they thought about them.

Likewise look in your area at the “for sale” and “sold” signs; it’s a helpful indication of the agents that work well in your area.

2. Examine market credentials

Estate agents now need to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Lots of estate agents will also be members of trade bodies. Membership means that they have to abide by a code of conduct, which may suggest a greater level of professionalism and diligence. Trade bodies to watch out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You should be able to research this without having to set foot in an estate agent’s branch. Members of these plans will be screaming about it on their websites.

3. Go undercover.

Visit your shortlisted estate agents as a possible buyer searching for a home like your home. Take note of how they behave and ask yourself 2 concerns:.

Would you more than happy if the home being explained was yours?
Would you buy a home from them?

4. Invite a minimum of 3 agents to value your home or business.

Shortlist your agents, but don’t shorten excessive. Aim to get at least 3 to come and value your house.

When your home or business is valued it’s essential not to be too satisfied by the agent that values your home the highest– this could be a tactic to win your company.

Ideally, you need an agent who is going to be honest and reasonable, not one who is going to misestimate your home and then fail to get a buyer at that cost.

5. Ask these concerns:.

What does it cost? does the agent charge for sole agency and what is the tie-in period? Sole agency is where one agent has the exclusive right to offer your property for a set duration. If your property is offered by another agent in this time you will still have to pay the sole agent their charge, in addition to the agent who in fact sold it. As a guideline, charges for sole agency can vary in between 1% and 2% of the price, with a tie-in duration of approximately 8 weeks.
Just how much does the agent charge for multi-agency? A multi-agency arrangement indicates several agents will have your house on their books, with the effective agency being granted the charge. Generally speaking, this charge will be in the region of 1.5% to 2.5% of the sale price.

The length of time has the agent been developed and exactly what is their experience? A reputable agent that has experience selling residential or commercial properties in the instant area of your home is more effective.
How will your house be marketed? Will it appear in the local paper? On a property website such as Rightmove? Is the agency able to reveal examples of how they advertise properties?
Who will look after watchings? Will the estate agent exist at all viewings? Examine as to whether they will be offered during nights and weekends.

6. Choose in between sole and multi-agency, then haggle.

Sole agency is less expensive, however the internet isn’t cast as wide and there may be less chance of a quick sale. Multi-agency costs more, however indicates that your home will get more exposure, which increases the possibility of a fast sale.

You may choose to begin with a sole agency, moving to multi-agency at the end of the tie-in period. Or you may decide to jump directly in with multi-agency.

Whichever you choose, now is the time to bargain. If one agent is more costly than the others, see if you can get their price down.

7. Check out the terms and conditions of the agreement.

Ensure you’re delighted with all the fine print before signing anything. Do not hesitate to question things you don’t understand or do not agree with.

8. Evaluation your agent’s efficiency.

After a few weeks for multi-agency, or to completion of the tie-in duration for sole agency, examine your estate agent’s performance.

How many watchings have you had? Who from? How did they go?

Has the agent been marketing the home and working as difficult as you expect?

Also ask for feedback from the agent. If you’ve not had viewings, or have actually had viewings however no offers, the agent can provide insight. It might be you’re priced too expensive, or that there’s an area of the home that might be improved to encourage a sale.
