How to choose an estate agents

We look at practical methods to shortlist, work out with and manage estate agents.

1. Request for recommendations

This might seem an obvious location to start, however ask pals, member of the family and associates who have actually just recently moved which estate agents they used and exactly what they thought of them.

Likewise search in your city at the “for sale” and “offered” signs; it’s a helpful sign of the agents that work well in your location.

2. Check market qualifications

Estate agents now have to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Many estate agents will also be members of trade bodies. Membership means that they have to comply with a standard procedure, which may suggest a greater level of professionalism and diligence. Trade bodies to keep an eye out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You need to be able to research this without having to enter an estate agent’s branch. Members of these schemes will be yelling about it on their sites.

3. Go undercover.

Visit your shortlisted estate agents as a potential buyer searching for a property like your house. Take notice of how they act and ask yourself two questions:.

Would you enjoy if the home being explained was yours?
Would you buy a home from them?

4. Welcome at least 3 agents to value your property.

Shortlist your agents, however don’t shorten too much. Try to get at least three to come and value your house.

When your home is valued it’s essential not to be too impressed by the agent that values your home the greatest– this could be a ploy to win your business.

Ideally, you need an agent who is going to be truthful and fair, not one who is going to misestimate your property then cannot get a purchaser at that cost.

5. Ask these questions:.

How much does the agent charge for sole agency and exactly what is the tie-in duration? Sole agency is where one agent has the exclusive right to offer your house for a set period. If your property is offered by another agent in this time you will still need to pay the sole agent their charge, as well as the agent who actually sold it. As a guideline, fees for sole agency can range between 1% and 2% of the list price, with a tie-in duration of as much as eight weeks.
Just how much does the agent charge for multi-agency? A multi-agency plan means a number of agents will have your property on their books, with the effective agency being granted the cost. Typically speaking, this fee will remain in the region of 1.5% to 2.5% of the price.

How long has the agent been established and what is their experience? A well-established agent that has experience selling homes in the immediate area of your home is more effective.
How will your home be promoted? Will it appear in the regional paper? On a home website such as Rightmove? Is the agency able to show examples of how they advertise residential or commercial properties?
Who will look after watchings? Will the estate agent be present at all watchings? Examine regarding whether they will be available during nights and weekends.

6. Choose between sole and multi-agency, then bargain.

Sole agency is more affordable, but the web isn’t really cast as large and there might be less opportunity of a fast sale. Multi-agency expenses more, but indicates that your home or business will get more direct exposure, which increases the possibility of a quick sale.

You may choose to begin with a sole agency, transferring to multi-agency at the end of the tie-in duration. Or you may decide to jump straight in with multi-agency.

Whichever you choose, now is the time to haggle. If one agent is more pricey than the others, see if you can get their price down.

7. Read the conditions of the contract.

Make sure you’re happy with all the small print prior to signing anything. Don’t be afraid to question things you don’t understand or do not agree with.

8. Review your agent’s efficiency.

After a few weeks for multi-agency, or towards completion of the tie-in period for sole agency, assess your estate agent’s efficiency.

How many viewings have you had? Who from? How did they go?

Has the agent been marketing the home and working as difficult as you expect?

Also request for feedback from the agent. If you’ve not had viewings, or have actually had watchings however no offers, the agent can offer insight. It might be you’re priced too high, or that there’s an area of the residential or commercial property that could be improved to motivate a sale.
