How to choose an estate agents

We look at useful ways to shortlist, negotiate with and handle estate agents.

1. Request for suggestions

This might appear an obvious location to begin, but ask friends, member of the family and associates who have recently moved which estate agents they used and what they considered them.

Likewise look in your local area at the “for sale” and “sold” signs; it’s a helpful indicator of the agents that work well in your location.

2. Check industry qualifications

Estate agents now need to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Lots of estate agents will also be members of trade bodies. Subscription indicates that they need to abide by a standard procedure, which may suggest a higher level of professionalism and diligence. Trade bodies to keep an eye out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You need to have the ability to research this without having to set foot in an estate agent’s branch. Members of these schemes will be screaming about it on their sites.

3. Go undercover.

Visit your shortlisted estate agents as a possible buyer trying to find a property like your house. Take note of how they act and ask yourself 2 concerns:.

Would you be happy if the residential or commercial property being explained was yours?
Would you purchase a property from them?

4. Invite a minimum of 3 agents to value your home or business.

Shortlist your agents, however do not shorten too much. Try to get at least three to come and value your home.

When your home is valued it’s essential not to be too pleased by the agent that values your home the highest– this could be a ploy to win your service.

Preferably, you need an agent who is going to be sincere and fair, not one who is going to overvalue your property and after that fail to get a purchaser at that rate.

5. Ask these questions:.

How much does the agent charge for sole agency and what is the tie-in duration? Sole agency is where one agent has the unique right to offer your property for a set period. If your home is offered by another agent in this time you will still have to pay the sole agent their fee, as well as the agent who in fact sold it. As a rule, charges for sole agency can vary between 1% and 2% of the price, with a tie-in duration of as much as 8 weeks.
How much does the agent charge for multi-agency? A multi-agency plan suggests a number of agents will have your home or business on their books, with the successful agency being granted the fee. Typically speaking, this fee will remain in the area of 1.5% to 2.5% of the sale price.

How long has the agent been developed and exactly what is their experience? A well-established agent that has experience selling homes in the immediate area of your home is preferable.
How will your house be promoted? Will it appear in the regional paper? On a property website such as Rightmove? Is the agency able to reveal examples of how they market properties?
Who will take care of watchings? Will the estate agent be present at all watchings? Examine as to whether they will be available during evenings and weekends.

6. Decide in between sole and multi-agency, then bargain.

Sole agency is more affordable, but the net isn’t cast as wide and there may be less chance of a fast sale. Multi-agency costs more, however indicates that your home will get more direct exposure, which increases the prospect of a quick sale.

You may decide to start with a sole agency, relocating to multi-agency at the end of the tie-in period. Or you may choose to leap directly in with multi-agency.

Whichever you choose, now is the time to bargain. If one agent is more expensive than the others, see if you can get their cost down.

7. Read the terms and conditions of the agreement.

Ensure you’re happy with all the fine print before signing anything. Don’t hesitate to question things you don’t comprehend or do not concur with.

8. Review your agent’s efficiency.

After a few weeks for multi-agency, or to the end of the tie-in duration for sole agency, assess your estate agent’s performance.

The number of watchings have you had? Who from? How did they go?

Has the agent been marketing the property and working as tough as you anticipate?

Also request feedback from the agent. If you’ve not had watchings, or have actually had viewings however no deals, the agent can give insight. It could be you’re priced too high, or that there’s a location of the property that could be improved to motivate a sale.
