How to choose an estate agency

We look at practical ways to shortlist, negotiate with and handle estate agents.

1. Request for suggestions

This might seem an obvious place to start, but ask buddies, member of the family and colleagues who have actually just recently moved which estate agents they used and what they thought about them.

Also search in your local area at the “for sale” and “sold” indications; it’s a helpful indication of the agents that work well in your location.

2. Check industry credentials

Estate agents now need to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Numerous estate agents will also be members of trade bodies. Subscription indicates that they have to abide by a standard procedure, which may suggest a greater level of professionalism and diligence. Trade bodies to watch out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You should be able to research this without needing to set foot in an estate agent’s branch. Members of these plans will be yelling about it on their websites.

3. Go undercover.

Visit your shortlisted estate agents as a potential purchaser trying to find a residential or commercial property like your house. Focus on how they behave and ask yourself 2 questions:.

Would you be happy if the home being explained was yours?
Would you buy a residential or commercial property from them?

4. Invite at least three agents to value your home or business.

Shortlist your agents, but don’t reduce excessive. Aim to get at least 3 to come and value your property.

When your home is valued it’s essential not to be too amazed by the agent that values your home or business the greatest– this might be a ploy to win your business.

Preferably, you require an agent who is going to be truthful and reasonable, not one who is going to misestimate your home or business then cannot get a buyer at that price.

5. Ask these questions:.

How much does the agent charge for sole agency and what is the tie-in duration? Sole agency is where one agent has the exclusive right to sell your home or business for a set period. If your home is sold by another agent in this time you will still have to pay the sole agent their fee, as well as the agent who really sold it. As a guideline, charges for sole agency can range between 1% and 2% of the sale price, with a tie-in period of up to eight weeks.
What does it cost? does the agent charge for multi-agency? A multi-agency plan means a number of agents will have your house on their books, with the effective agency being granted the fee. Generally speaking, this charge will be in the region of 1.5% to 2.5% of the list price.

The length of time has the agent been developed and what is their experience? A well-established agent that has experience selling homes in the immediate vicinity of your house is more effective.
How will your home or business be advertised? Will it appear in the regional paper? On a residential or commercial property website such as Rightmove? Is the agency able to reveal examples of how they promote residential or commercial properties?
Who will look after viewings? Will the estate agent be present at all viewings? Inspect regarding whether they will be available throughout evenings and weekends.

6. Choose in between sole and multi-agency, then haggle.

Sole agency is cheaper, but the web isn’t cast as large and there may be less possibility of a fast sale. Multi-agency expenses more, however suggests that your property will get more direct exposure, which increases the prospect of a quick sale.

You may choose to begin with a sole agency, moving to multi-agency at the end of the tie-in period. Or you might decide to leap straight in with multi-agency.

Whichever you choose, now is the time to haggle. If one agent is more costly than the others, see if you can get their cost down.

7. Read the terms and conditions of the agreement.

Ensure you’re delighted with all the small print prior to signing anything. Do not be afraid to question things you don’t comprehend or do not agree with.

8. Review your agent’s performance.

After a couple of weeks for multi-agency, or to the end of the tie-in period for sole agency, evaluate your estate agent’s efficiency.

The number of watchings have you had? Who from? How did they go?

Has the agent been marketing the property and working as difficult as you expect?

Also ask for feedback from the agent. If you’ve not had watchings, or have had viewings but no deals, the agent can provide insight. It might be you’re priced expensive, or that there’s an area of the home that could be fixed up to motivate a sale.
