How to choose an real estate agent

We look at practical methods to shortlist, work out with and handle estate agents.

1. Ask for recommendations

This may seem an apparent location to start, however ask good friends, relative and colleagues who have just recently moved which estate agents they utilized and exactly what they thought of them.

Also search in your city at the “for sale” and “sold” signs; it’s a beneficial sign of the agents that work well in your location.

2. Inspect market qualifications

Estate agents now need to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Lots of estate agents will also be members of trade bodies. Subscription implies that they need to comply with a standard procedure, which may show a greater level of professionalism and diligence. Trade bodies to keep an eye out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You should be able to research study this without needing to set foot in an estate agent’s branch. Members of these schemes will be yelling about it on their sites.

3. Go undercover.

Visit your shortlisted estate agents as a possible buyer searching for a property like your home. Pay attention to how they act and ask yourself 2 concerns:.

Would you be happy if the home being explained was yours?
Would you buy a home from them?

4. Invite a minimum of three agents to value your home or business.

Shortlist your agents, but don’t shorten too much. Attempt to get at least 3 to come and value your property.

When your home or business is valued it’s important not to be too amazed by the agent that values your home the greatest– this might be a tactic to win your business.

Ideally, you need an agent who is going to be truthful and reasonable, not one who is going to miscalculate your home or business then fail to get a buyer at that cost.

5. Ask these questions:.

What does it cost? does the agent charge for sole agency and exactly what is the tie-in period? Sole agency is where one agent has the unique right to offer your house for a set period. If your home is offered by another agent in this time you will still have to pay the sole agent their charge, in addition to the agent who actually sold it. As a guideline, costs for sole agency can range between 1% and 2% of the price, with a tie-in duration of up to eight weeks.
What does it cost? does the agent charge for multi-agency? A multi-agency plan means several agents will have your home on their books, with the effective agency being granted the fee. Usually speaking, this charge will be in the region of 1.5% to 2.5% of the sale price.

The length of time has the agent been developed and what is their experience? A well-established agent that has experience selling properties in the immediate vicinity of your house is more suitable.
How will your house be marketed? Will it appear in the local paper? On a property site such as Rightmove? Is the agency able to show examples of how they promote residential or commercial properties?
Who will look after viewings? Will the estate agent exist at all watchings? Inspect regarding whether they will be available during nights and weekends.

6. Decide between sole and multi-agency, then haggle.

Sole agency is less expensive, however the net isn’t really cast as wide and there might be less chance of a fast sale. Multi-agency costs more, but implies that your house will get more direct exposure, which increases the prospect of a quick sale.

You might decide to start out with a sole agency, transferring to multi-agency at the end of the tie-in duration. Or you might decide to leap straight in with multi-agency.

Whichever you select, now is the time to haggle. If one agent is more pricey than the others, see if you can get their rate down.

7. Read the terms of the agreement.

Make sure you’re pleased with all the small print before signing anything. Don’t be afraid to question things you do not understand or don’t concur with.

8. Evaluation your agent’s performance.

After a couple of weeks for multi-agency, or to completion of the tie-in duration for sole agency, assess your estate agent’s efficiency.

The number of viewings have you had? Who from? How did they go?

Has the agent been marketing the home and working as hard as you expect?

Likewise ask for feedback from the agent. If you’ve not had watchings, or have had viewings but no offers, the agent can give insight. It could be you’re priced too expensive, or that there’s an area of the residential or commercial property that could be fixed up to motivate a sale.
