How to choose an estate agents

We look at useful ways to shortlist, negotiate with and manage estate agents.

1. Request for recommendations

This may seem an obvious place to start, however ask good friends, member of the family and colleagues who have recently moved which estate agents they utilized and what they thought about them.

Also look in your local area at the “for sale” and “sold” signs; it’s a helpful indicator of the agents that work well in your area.

2. Examine market credentials

Estate agents now have to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Many estate agents will also be members of trade bodies. Membership suggests that they have to comply with a code of conduct, which might show a greater level of professionalism and diligence. Trade bodies to watch out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You must have the ability to research study this without having to set foot in an estate agent’s branch. Members of these schemes will be screaming about it on their sites.

3. Go undercover.

Visit your shortlisted estate agents as a possible buyer trying to find a residential or commercial property like your home. Pay attention to how they behave and ask yourself two questions:.

Would you more than happy if the residential or commercial property being explained was yours?
Would you buy a property from them?

4. Invite at least 3 agents to value your home.

Shortlist your agents, but do not shorten too much. Attempt to get at least 3 to come and value your home.

When your home or business is valued it’s important not to be too impressed by the agent that values your home or business the highest– this could be a tactic to win your company.

Ideally, you require an agent who is going to be honest and reasonable, not one who is going to miscalculate your home or business and after that cannot get a purchaser at that rate.

5. Ask these questions:.

Just how much does the agent charge for sole agency and what is the tie-in period? Sole agency is where one agent has the exclusive right to sell your house for a set duration. If your home or business is sold by another agent in this time you will still need to pay the sole agent their fee, in addition to the agent who really sold it. As a guideline, costs for sole agency can range in between 1% and 2% of the sale price, with a tie-in period of approximately eight weeks.
How much does the agent charge for multi-agency? A multi-agency arrangement suggests a number of agents will have your property on their books, with the successful agency being granted the fee. Usually speaking, this charge will be in the region of 1.5% to 2.5% of the sale price.

For how long has the agent been established and what is their experience? A reputable agent that has experience selling residential or commercial properties in the instant vicinity of your home is preferable.
How will your property be advertised? Will it appear in the regional paper? On a property site such as Rightmove? Is the agency able to show examples of how they promote homes?
Who will care for viewings? Will the estate agent be present at all viewings? Inspect as to whether they will be available during nights and weekends.

6. Choose in between sole and multi-agency, then haggle.

Sole agency is more affordable, but the net isn’t really cast as large and there may be less opportunity of a quick sale. Multi-agency costs more, but suggests that your house will get more exposure, which increases the possibility of a quick sale.

You might choose to begin with a sole agency, transferring to multi-agency at the end of the tie-in duration. Or you may decide to leap straight in with multi-agency.

Whichever you pick, now is the time to bargain. If one agent is more expensive than the others, see if you can get their cost down.

7. Check out the terms of the arrangement.

Make sure you’re pleased with all the small print before signing anything. Do not be afraid to question things you do not understand or don’t agree with.

8. Evaluation your agent’s performance.

After a couple of weeks for multi-agency, or to the end of the tie-in duration for sole agency, evaluate your estate agent’s efficiency.

How many watchings have you had? Who from? How did they go?

Has the agent been marketing the home and working as difficult as you anticipate?

Likewise request feedback from the agent. If you’ve not had viewings, or have had watchings but no offers, the agent can offer insight. It might be you’re priced too high, or that there’s a location of the property that could be spruced up to encourage a sale.
