How to choose an estate agents

We look at useful methods to shortlist, negotiate with and handle estate agents.

1. Request recommendations

This may seem an obvious location to start, but ask good friends, member of the family and associates who have just recently moved which estate agents they utilized and exactly what they thought of them.

Also look in your area at the “for sale” and “sold” indications; it’s a helpful indication of the agents that work well in your area.

2. Check industry credentials

Estate agents now need to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Lots of estate agents will also be members of trade bodies. Subscription means that they have to comply with a code of conduct, which may suggest a higher level of professionalism and diligence. Trade bodies to look out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You should be able to research study this without needing to set foot in an estate agent’s branch. Members of these plans will be yelling about it on their websites.

3. Go undercover.

Visit your shortlisted estate agents as a prospective buyer trying to find a home like your house. Focus on how they behave and ask yourself 2 concerns:.

Would you enjoy if the property being explained was yours?
Would you purchase a residential or commercial property from them?

4. Welcome a minimum of three agents to value your house.

Shortlist your agents, however do not shorten excessive. Attempt to get at least 3 to come and value your home or business.

When your home is valued it’s important not to be too satisfied by the agent that values your home or business the greatest– this could be a ploy to win your company.

Ideally, you need an agent who is going to be honest and fair, not one who is going to overvalue your home or business and then fail to get a buyer at that rate.

5. Ask these concerns:.

How much does the agent charge for sole agency and exactly what is the tie-in duration? Sole agency is where one agent has the unique right to sell your property for a set duration. If your home or business is offered by another agent in this time you will still have to pay the sole agent their fee, along with the agent who in fact sold it. As a rule, fees for sole agency can range between 1% and 2% of the list price, with a tie-in duration of approximately 8 weeks.
How much does the agent charge for multi-agency? A multi-agency plan indicates several agents will have your home on their books, with the successful agency being approved the cost. Usually speaking, this charge will be in the area of 1.5% to 2.5% of the price.

How long has the agent been developed and what is their experience? A reputable agent that has experience selling residential or commercial properties in the immediate area of your home is more effective.
How will your home or business be marketed? Will it appear in the regional paper? On a home website such as Rightmove? Is the agency able to show examples of how they market homes?
Who will look after viewings? Will the estate agent be present at all watchings? Inspect as to whether they will be offered throughout evenings and weekends.

6. Choose in between sole and multi-agency, then haggle.

Sole agency is cheaper, but the web isn’t really cast as large and there may be less possibility of a quick sale. Multi-agency expenses more, however indicates that your home will get more exposure, which increases the possibility of a fast sale.

You may choose to start with a sole agency, moving to multi-agency at the end of the tie-in duration. Or you may decide to leap straight in with multi-agency.

Whichever you select, now is the time to haggle. If one agent is more costly than the others, see if you can get their rate down.

7. Check out the terms and conditions of the contract.

Ensure you’re happy with all the fine print prior to signing anything. Do not be afraid to question things you do not understand or don’t concur with.

8. Review your agent’s performance.

After a couple of weeks for multi-agency, or towards completion of the tie-in period for sole agency, assess your estate agent’s efficiency.

The number of watchings have you had? Who from? How did they go?

Has the agent been marketing the home and working as difficult as you anticipate?

Also request feedback from the agent. If you’ve not had viewings, or have had viewings but no deals, the agent can give insight. It might be you’re priced too expensive, or that there’s an area of the home that could be spruced up to encourage a sale.
