How to choose an estate agents

We look at practical methods to shortlist, negotiate with and handle estate agents.

1. Request suggestions

This may appear an apparent place to start, however ask good friends, member of the family and coworkers who have just recently moved which estate agents they utilized and exactly what they thought about them.

Likewise look in your city at the “for sale” and “offered” signs; it’s an useful indication of the agents that work well in your area.

2. Check market qualifications

Estate agents now need to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Lots of estate agents will also be members of trade bodies. Subscription means that they need to adhere to a standard procedure, which may show a higher level of professionalism and diligence. Trade bodies to keep an eye out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You must be able to research this without needing to set foot in an estate agent’s branch. Members of these plans will be shouting about it on their websites.

3. Go undercover.

Visit your shortlisted estate agents as a potential buyer trying to find a residential or commercial property like your house. Pay attention to how they act and ask yourself 2 concerns:.

Would you enjoy if the residential or commercial property being described was yours?
Would you buy a home from them?

4. Invite at least 3 agents to value your house.

Shortlist your agents, but don’t reduce excessive. Aim to get at least three to come and value your house.

When your house is valued it’s essential not to be too satisfied by the agent that values your property the highest– this could be a ploy to win your business.

Ideally, you require an agent who is going to be honest and reasonable, not one who is going to overvalue your property then cannot get a buyer at that rate.

5. Ask these questions:.

What does it cost? does the agent charge for sole agency and exactly what is the tie-in duration? Sole agency is where one agent has the special right to offer your property for a set duration. If your home is sold by another agent in this time you will still need to pay the sole agent their fee, along with the agent who in fact offered it. As a guideline, charges for sole agency can vary between 1% and 2% of the list price, with a tie-in duration of up to eight weeks.
What does it cost? does the agent charge for multi-agency? A multi-agency plan indicates a number of agents will have your house on their books, with the effective agency being given the fee. Usually speaking, this cost will be in the region of 1.5% to 2.5% of the sale price.

The length of time has the agent been established and what is their experience? A well-established agent that has experience selling properties in the instant vicinity of your home is more suitable.
How will your home be marketed? Will it appear in the local paper? On a residential or commercial property website such as Rightmove? Is the agency able to reveal examples of how they market properties?
Who will look after watchings? Will the estate agent exist at all watchings? Examine as to whether they will be readily available during nights and weekends.

6. Decide between sole and multi-agency, then haggle.

Sole agency is cheaper, but the net isn’t cast as large and there might be less opportunity of a quick sale. Multi-agency costs more, however suggests that your home will get more direct exposure, which increases the possibility of a fast sale.

You may decide to begin with a sole agency, transferring to multi-agency at the end of the tie-in duration. Or you may choose to jump directly in with multi-agency.

Whichever you choose, now is the time to haggle. If one agent is more pricey than the others, see if you can get their price down.

7. Read the terms of the arrangement.

Make sure you’re delighted with all the fine print before signing anything. Don’t hesitate to question things you do not comprehend or do not agree with.

8. Evaluation your agent’s performance.

After a couple of weeks for multi-agency, or to completion of the tie-in duration for sole agency, assess your estate agent’s efficiency.

The number of watchings have you had? Who from? How did they go?

Has the agent been marketing the residential or commercial property and working as difficult as you anticipate?

Also ask for feedback from the agent. If you’ve not had viewings, or have actually had viewings but no deals, the agent can give insight. It might be you’re priced too high, or that there’s a location of the residential or commercial property that could be spruced up to motivate a sale.
