How to choose an estate agents

We look at practical ways to shortlist, negotiate with and handle estate agents.

1. Ask for suggestions

This might seem an apparent location to begin, however ask good friends, family members and associates who have recently moved which estate agents they used and what they thought about them.

Likewise search in your city at the “for sale” and “offered” signs; it’s an useful sign of the agents that work well in your location.

2. Check market qualifications

Estate agents now have to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Many estate agents will also be members of trade bodies. Membership suggests that they have to comply with a standard procedure, which might indicate a greater level of professionalism and diligence. Trade bodies to watch out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You need to be able to research this without needing to enter an estate agent’s branch. Members of these schemes will be shouting about it on their sites.

3. Go undercover.

Visit your shortlisted estate agents as a prospective purchaser searching for a property like your house. Take notice of how they behave and ask yourself two concerns:.

Would you more than happy if the property being explained was yours?
Would you buy a home from them?

4. Welcome at least 3 agents to value your house.

Shortlist your agents, but don’t reduce too much. Attempt to get at least three to come and value your property.

When your house is valued it’s important not to be too impressed by the agent that values your property the highest– this might be a tactic to win your service.

Ideally, you need an agent who is going to be sincere and fair, not one who is going to misestimate your home and then cannot get a buyer at that price.

5. Ask these concerns:.

What does it cost? does the agent charge for sole agency and what is the tie-in duration? Sole agency is where one agent has the special right to offer your home for a set duration. If your home or business is offered by another agent in this time you will still need to pay the sole agent their charge, along with the agent who really sold it. As a rule, charges for sole agency can vary between 1% and 2% of the sale price, with a tie-in duration of approximately eight weeks.
What does it cost? does the agent charge for multi-agency? A multi-agency arrangement indicates several agents will have your house on their books, with the effective agency being given the charge. Normally speaking, this fee will remain in the region of 1.5% to 2.5% of the price.

The length of time has the agent been established and exactly what is their experience? A well-established agent that has experience selling properties in the immediate area of your home is preferable.
How will your home be advertised? Will it appear in the regional paper? On a residential or commercial property site such as Rightmove? Is the agency able to reveal examples of how they advertise residential or commercial properties?
Who will take care of watchings? Will the estate agent be present at all viewings? Inspect as to whether they will be offered during nights and weekends.

6. Choose in between sole and multi-agency, then haggle.

Sole agency is more affordable, but the web isn’t cast as broad and there may be less opportunity of a quick sale. Multi-agency expenses more, however suggests that your home or business will get more exposure, which increases the possibility of a quick sale.

You may choose to begin with a sole agency, transferring to multi-agency at the end of the tie-in period. Or you might choose to jump straight in with multi-agency.

Whichever you pick, now is the time to bargain. If one agent is more expensive than the others, see if you can get their cost down.

7. Read the conditions of the arrangement.

Make certain you’re pleased with all the fine print prior to signing anything. Do not hesitate to question things you do not understand or don’t concur with.

8. Review your agent’s performance.

After a few weeks for multi-agency, or towards the end of the tie-in period for sole agency, examine your estate agent’s efficiency.

How many watchings have you had? Who from? How did they go?

Has the agent been marketing the property and working as tough as you expect?

Also request feedback from the agent. If you’ve not had viewings, or have had watchings however no deals, the agent can offer insight. It could be you’re priced too high, or that there’s a location of the home that might be spruced up to motivate a sale.
