How to choose an estate agency

We take a look at practical methods to shortlist, negotiate with and manage estate agents.

1. Request recommendations

This might appear an apparent place to start, however ask friends, member of the family and coworkers who have actually recently moved which estate agents they used and what they thought about them.

Also look in your area at the “for sale” and “offered” indications; it’s an useful indication of the agents that work well in your location.

2. Inspect market credentials

Estate agents now have to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Many estate agents will also be members of trade bodies. Membership indicates that they have to comply with a code of conduct, which might show a greater level of professionalism and diligence. Trade bodies to watch out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You need to be able to research this without having to set foot in an estate agent’s branch. Members of these schemes will be screaming about it on their websites.

3. Go undercover.

Visit your shortlisted estate agents as a potential purchaser trying to find a home like your house. Pay attention to how they act and ask yourself 2 questions:.

Would you more than happy if the property being explained was yours?
Would you buy a residential or commercial property from them?

4. Invite a minimum of three agents to value your property.

Shortlist your agents, but do not reduce too much. Try to get at least 3 to come and value your property.

When your property is valued it’s important not to be too impressed by the agent that values your home or business the highest– this could be a tactic to win your organisation.

Ideally, you need an agent who is going to be sincere and fair, not one who is going to overvalue your home and after that cannot get a buyer at that price.

5. Ask these questions:.

What does it cost? does the agent charge for sole agency and exactly what is the tie-in duration? Sole agency is where one agent has the special right to offer your house for a set period. If your home is sold by another agent in this time you will still need to pay the sole agent their fee, along with the agent who really sold it. As a guideline, charges for sole agency can range between 1% and 2% of the sale price, with a tie-in duration of as much as eight weeks.
How much does the agent charge for multi-agency? A multi-agency arrangement implies a number of agents will have your home on their books, with the successful agency being granted the fee. Usually speaking, this charge will be in the region of 1.5% to 2.5% of the sale price.

How long has the agent been developed and what is their experience? A reputable agent that has experience selling homes in the instant vicinity of your home is more suitable.
How will your home be promoted? Will it appear in the local paper? On a property website such as Rightmove? Is the agency able to reveal examples of how they market residential or commercial properties?
Who will look after watchings? Will the estate agent exist at all watchings? Inspect regarding whether they will be available throughout evenings and weekends.

6. Choose between sole and multi-agency, then bargain.

Sole agency is cheaper, but the internet isn’t really cast as wide and there might be less chance of a quick sale. Multi-agency expenses more, however means that your property will get more exposure, which increases the prospect of a quick sale.

You may choose to begin with a sole agency, moving to multi-agency at the end of the tie-in duration. Or you may decide to jump straight in with multi-agency.

Whichever you pick, now is the time to haggle. If one agent is more expensive than the others, see if you can get their price down.

7. Read the terms of the agreement.

Make sure you’re happy with all the fine print before signing anything. Do not be afraid to question things you don’t understand or don’t agree with.

8. Review your agent’s performance.

After a few weeks for multi-agency, or to the end of the tie-in period for sole agency, examine your estate agent’s efficiency.

The number of watchings have you had? Who from? How did they go?

Has the agent been marketing the property and working as difficult as you expect?

Likewise request feedback from the agent. If you’ve not had viewings, or have actually had viewings but no deals, the agent can give insight. It could be you’re priced expensive, or that there’s an area of the home that could be improved to encourage a sale.
