How to choose an estate agency

We take a look at useful ways to shortlist, work out with and manage estate agents.

1. Request for recommendations

This might appear an obvious place to begin, but ask good friends, member of the family and associates who have recently moved which estate agents they used and what they considered them.

Also search in your city at the “for sale” and “sold” signs; it’s a helpful sign of the agents that work well in your location.

2. Examine market qualifications

Estate agents now have to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Many estate agents will also be members of trade bodies. Subscription suggests that they need to adhere to a code of conduct, which may indicate a higher level of professionalism and diligence. Trade bodies to keep an eye out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You need to be able to research this without having to set foot in an estate agent’s branch. Members of these schemes will be shouting about it on their sites.

3. Go undercover.

Visit your shortlisted estate agents as a possible purchaser looking for a property like your house. Take notice of how they act and ask yourself 2 questions:.

Would you be happy if the property being explained was yours?
Would you buy a residential or commercial property from them?

4. Welcome a minimum of 3 agents to value your property.

Shortlist your agents, however do not reduce excessive. Attempt to get at least 3 to come and value your property.

When your home or business is valued it’s crucial not to be too satisfied by the agent that values your home the highest– this could be a ploy to win your business.

Preferably, you need an agent who is going to be honest and fair, not one who is going to overvalue your property and then fail to get a buyer at that price.

5. Ask these questions:.

How much does the agent charge for sole agency and what is the tie-in period? Sole agency is where one agent has the unique right to offer your home for a set period. If your house is offered by another agent in this time you will still need to pay the sole agent their charge, as well as the agent who really sold it. As a rule, charges for sole agency can range in between 1% and 2% of the price, with a tie-in period of approximately 8 weeks.
What does it cost? does the agent charge for multi-agency? A multi-agency plan indicates a number of agents will have your home on their books, with the effective agency being granted the fee. Typically speaking, this cost will remain in the area of 1.5% to 2.5% of the list price.

How long has the agent been established and what is their experience? A reputable agent that has experience selling residential or commercial properties in the instant vicinity of your house is more suitable.
How will your property be advertised? Will it appear in the regional paper? On a residential or commercial property website such as Rightmove? Is the agency able to show examples of how they market properties?
Who will care for watchings? Will the estate agent be present at all watchings? Inspect as to whether they will be readily available during nights and weekends.

6. Choose between sole and multi-agency, then haggle.

Sole agency is less expensive, but the web isn’t cast as large and there may be less opportunity of a fast sale. Multi-agency expenses more, but suggests that your home will get more direct exposure, which increases the possibility of a fast sale.

You might choose to begin with a sole agency, transferring to multi-agency at the end of the tie-in period. Or you may decide to leap directly in with multi-agency.

Whichever you select, now is the time to haggle. If one agent is more expensive than the others, see if you can get their price down.

7. Check out the terms of the arrangement.

Ensure you’re delighted with all the small print prior to signing anything. Do not hesitate to question things you don’t understand or do not agree with.

8. Evaluation your agent’s efficiency.

After a few weeks for multi-agency, or to completion of the tie-in period for sole agency, examine your estate agent’s efficiency.

How many watchings have you had? Who from? How did they go?

Has the agent been marketing the property and working as difficult as you expect?

Likewise ask for feedback from the agent. If you’ve not had viewings, or have had viewings but no offers, the agent can provide insight. It could be you’re priced too high, or that there’s a location of the property that could be improved to motivate a sale.
