How to choose an estate agents

We take a look at practical ways to shortlist, negotiate with and handle estate agents.

1. Request suggestions

This may seem an obvious place to begin, but ask pals, member of the family and associates who have recently moved which estate agents they utilized and exactly what they considered them.

Likewise look in your city at the “for sale” and “offered” signs; it’s a beneficial indicator of the agents that work well in your location.

2. Inspect industry credentials

Estate agents now have to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Many estate agents will also be members of trade bodies. Membership means that they have to abide by a code of conduct, which may indicate a higher level of professionalism and diligence. Trade bodies to look out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You need to be able to research this without having to set foot in an estate agent’s branch. Members of these plans will be screaming about it on their websites.

3. Go undercover.

Visit your shortlisted estate agents as a potential buyer looking for a property like your home. Take notice of how they behave and ask yourself two questions:.

Would you be happy if the home being explained was yours?
Would you buy a residential or commercial property from them?

4. Welcome a minimum of 3 agents to value your home or business.

Shortlist your agents, but do not reduce excessive. Attempt to get at least three to come and value your house.

When your home is valued it’s essential not to be too pleased by the agent that values your home the highest– this could be a ploy to win your business.

Preferably, you require an agent who is going to be sincere and fair, not one who is going to overvalue your house then fail to get a buyer at that rate.

5. Ask these questions:.

Just how much does the agent charge for sole agency and what is the tie-in duration? Sole agency is where one agent has the special right to offer your home for a set duration. If your home or business is sold by another agent in this time you will still need to pay the sole agent their cost, along with the agent who actually offered it. As a guideline, costs for sole agency can vary between 1% and 2% of the sale price, with a tie-in period of approximately 8 weeks.
What does it cost? does the agent charge for multi-agency? A multi-agency plan means several agents will have your home or business on their books, with the successful agency being approved the fee. Generally speaking, this charge will be in the region of 1.5% to 2.5% of the sale price.

How long has the agent been established and what is their experience? A well-established agent that has experience selling residential or commercial properties in the instant vicinity of your house is more suitable.
How will your property be marketed? Will it appear in the regional paper? On a residential or commercial property website such as Rightmove? Is the agency able to reveal examples of how they advertise residential or commercial properties?
Who will take care of viewings? Will the estate agent exist at all watchings? Inspect as to whether they will be available during evenings and weekends.

6. Decide in between sole and multi-agency, then bargain.

Sole agency is less expensive, but the net isn’t really cast as wide and there might be less chance of a fast sale. Multi-agency costs more, but means that your home or business will get more exposure, which increases the possibility of a fast sale.

You may choose to start out with a sole agency, relocating to multi-agency at the end of the tie-in period. Or you may decide to leap directly in with multi-agency.

Whichever you pick, now is the time to bargain. If one agent is more pricey than the others, see if you can get their cost down.

7. Check out the conditions of the arrangement.

Make sure you’re happy with all the small print prior to signing anything. Don’t be afraid to question things you don’t understand or do not agree with.

8. Review your agent’s performance.

After a few weeks for multi-agency, or towards completion of the tie-in period for sole agency, examine your estate agent’s performance.

The number of watchings have you had? Who from? How did they go?

Has the agent been marketing the residential or commercial property and working as hard as you anticipate?

Also ask for feedback from the agent. If you’ve not had viewings, or have had viewings however no deals, the agent can offer insight. It could be you’re priced expensive, or that there’s an area of the property that might be fixed up to encourage a sale.
