How to choose an estate agency

We look at useful ways to shortlist, negotiate with and manage estate agents.

1. Ask for suggestions

This might appear an apparent location to begin, but ask friends, relative and coworkers who have actually just recently moved which estate agents they used and what they considered them.

Also look in your city at the “for sale” and “sold” indications; it’s a beneficial indicator of the agents that work well in your area.

2. Inspect market qualifications

Estate agents now have to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Numerous estate agents will also be members of trade bodies. Subscription indicates that they have to abide by a standard procedure, which may show a greater level of professionalism and diligence. Trade bodies to keep an eye out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You must have the ability to research this without needing to set foot in an estate agent’s branch. Members of these plans will be screaming about it on their websites.

3. Go undercover.

Visit your shortlisted estate agents as a prospective purchaser trying to find a property like your home. Focus on how they behave and ask yourself two concerns:.

Would you more than happy if the home being described was yours?
Would you buy a residential or commercial property from them?

4. Invite a minimum of 3 agents to value your home or business.

Shortlist your agents, but do not shorten too much. Aim to get at least three to come and value your house.

When your house is valued it’s important not to be too pleased by the agent that values your home the highest– this could be a ploy to win your business.

Preferably, you require an agent who is going to be sincere and reasonable, not one who is going to miscalculate your house and after that fail to get a buyer at that rate.

5. Ask these questions:.

What does it cost? does the agent charge for sole agency and what is the tie-in period? Sole agency is where one agent has the exclusive right to sell your home or business for a set period. If your home or business is sold by another agent in this time you will still have to pay the sole agent their fee, in addition to the agent who in fact sold it. As a rule, fees for sole agency can range between 1% and 2% of the price, with a tie-in duration of as much as eight weeks.
What does it cost? does the agent charge for multi-agency? A multi-agency arrangement means a number of agents will have your home or business on their books, with the successful agency being approved the fee. Generally speaking, this cost will remain in the area of 1.5% to 2.5% of the price.

How long has the agent been established and exactly what is their experience? A reputable agent that has experience selling residential or commercial properties in the immediate area of your home is preferable.
How will your house be advertised? Will it appear in the local paper? On a home website such as Rightmove? Is the agency able to reveal examples of how they advertise residential or commercial properties?
Who will look after viewings? Will the estate agent exist at all viewings? Check as to whether they will be offered throughout evenings and weekends.

6. Decide between sole and multi-agency, then haggle.

Sole agency is more affordable, but the internet isn’t cast as wide and there may be less possibility of a fast sale. Multi-agency costs more, but indicates that your house will get more direct exposure, which increases the prospect of a quick sale.

You may decide to start with a sole agency, transferring to multi-agency at the end of the tie-in duration. Or you might choose to jump directly in with multi-agency.

Whichever you pick, now is the time to bargain. If one agent is more costly than the others, see if you can get their cost down.

7. Check out the terms of the agreement.

Make certain you’re pleased with all the small print prior to signing anything. Don’t hesitate to question things you do not understand or do not concur with.

8. Evaluation your agent’s efficiency.

After a few weeks for multi-agency, or to completion of the tie-in duration for sole agency, examine your estate agent’s efficiency.

How many watchings have you had? Who from? How did they go?

Has the agent been marketing the property and working as tough as you expect?

Also ask for feedback from the agent. If you’ve not had watchings, or have had viewings however no deals, the agent can give insight. It could be you’re priced expensive, or that there’s an area of the property that could be spruced up to motivate a sale.
