How to choose an estate agents

We look at practical ways to shortlist, negotiate with and handle estate agents.

1. Request recommendations

This may seem an obvious place to start, but ask buddies, family members and coworkers who have actually just recently moved which estate agents they utilized and what they considered them.

Also look in your city at the “for sale” and “offered” signs; it’s an useful indicator of the agents that work well in your area.

2. Examine industry qualifications

Estate agents now need to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Many estate agents will also be members of trade bodies. Membership suggests that they need to abide by a standard procedure, which may show a greater level of professionalism and diligence. Trade bodies to look out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You should be able to research study this without needing to enter an estate agent’s branch. Members of these plans will be yelling about it on their websites.

3. Go undercover.

Visit your shortlisted estate agents as a potential purchaser looking for a home like your home. Take notice of how they act and ask yourself 2 questions:.

Would you be happy if the residential or commercial property being explained was yours?
Would you purchase a residential or commercial property from them?

4. Welcome a minimum of 3 agents to value your house.

Shortlist your agents, but do not reduce too much. Attempt to get at least 3 to come and value your home or business.

When your home is valued it’s crucial not to be too pleased by the agent that values your house the greatest– this might be a tactic to win your organisation.

Ideally, you require an agent who is going to be sincere and fair, not one who is going to misestimate your home or business and then fail to get a buyer at that rate.

5. Ask these questions:.

Just how much does the agent charge for sole agency and what is the tie-in duration? Sole agency is where one agent has the special right to sell your house for a set duration. If your house is sold by another agent in this time you will still have to pay the sole agent their charge, in addition to the agent who in fact sold it. As a guideline, costs for sole agency can vary between 1% and 2% of the list price, with a tie-in duration of up to eight weeks.
How much does the agent charge for multi-agency? A multi-agency plan indicates a number of agents will have your property on their books, with the successful agency being given the charge. Generally speaking, this charge will be in the region of 1.5% to 2.5% of the price.

The length of time has the agent been established and exactly what is their experience? A well-established agent that has experience selling properties in the immediate vicinity of your home is preferable.
How will your home be marketed? Will it appear in the regional paper? On a property website such as Rightmove? Is the agency able to reveal examples of how they promote homes?
Who will take care of watchings? Will the estate agent be present at all viewings? Inspect regarding whether they will be available during evenings and weekends.

6. Decide between sole and multi-agency, then bargain.

Sole agency is less expensive, but the internet isn’t really cast as broad and there may be less chance of a fast sale. Multi-agency costs more, however implies that your home will get more direct exposure, which increases the prospect of a fast sale.

You may choose to start out with a sole agency, relocating to multi-agency at the end of the tie-in duration. Or you might choose to leap directly in with multi-agency.

Whichever you choose, now is the time to bargain. If one agent is more costly than the others, see if you can get their price down.

7. Check out the terms and conditions of the contract.

Make sure you’re delighted with all the fine print prior to signing anything. Don’t hesitate to question things you don’t understand or do not agree with.

8. Evaluation your agent’s performance.

After a few weeks for multi-agency, or to completion of the tie-in duration for sole agency, evaluate your estate agent’s efficiency.

How many watchings have you had? Who from? How did they go?

Has the agent been marketing the home and working as difficult as you anticipate?

Also ask for feedback from the agent. If you’ve not had viewings, or have actually had watchings but no deals, the agent can provide insight. It might be you’re priced too expensive, or that there’s an area of the property that could be spruced up to encourage a sale.
