How to choose an estate agents

We look at practical methods to shortlist, work out with and handle estate agents.

1. Request for recommendations

This might seem an apparent place to begin, but ask pals, relative and coworkers who have actually just recently moved which estate agents they used and what they thought about them.

Also search in your local area at the “for sale” and “sold” signs; it’s a beneficial sign of the agents that work well in your location.

2. Inspect market credentials

Estate agents now have to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Many estate agents will also be members of trade bodies. Membership suggests that they need to adhere to a standard procedure, which may suggest a higher level of professionalism and diligence. Trade bodies to keep an eye out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You should be able to research this without needing to set foot in an estate agent’s branch. Members of these plans will be yelling about it on their sites.

3. Go undercover.

Visit your shortlisted estate agents as a potential buyer searching for a residential or commercial property like your house. Take note of how they behave and ask yourself two questions:.

Would you be happy if the home being described was yours?
Would you purchase a home from them?

4. Invite at least 3 agents to value your home or business.

Shortlist your agents, but don’t shorten too much. Try to get at least three to come and value your house.

When your property is valued it’s essential not to be too satisfied by the agent that values your house the greatest– this might be a tactic to win your company.

Preferably, you require an agent who is going to be honest and reasonable, not one who is going to miscalculate your property and then cannot get a purchaser at that price.

5. Ask these concerns:.

What does it cost? does the agent charge for sole agency and what is the tie-in duration? Sole agency is where one agent has the special right to offer your property for a set period. If your home is sold by another agent in this time you will still have to pay the sole agent their fee, in addition to the agent who actually offered it. As a rule, charges for sole agency can vary between 1% and 2% of the list price, with a tie-in period of as much as eight weeks.
How much does the agent charge for multi-agency? A multi-agency arrangement implies several agents will have your home or business on their books, with the effective agency being given the cost. Usually speaking, this charge will remain in the region of 1.5% to 2.5% of the price.

How long has the agent been developed and what is their experience? A well-established agent that has experience selling homes in the immediate area of your house is preferable.
How will your property be marketed? Will it appear in the local paper? On a property website such as Rightmove? Is the agency able to reveal examples of how they promote properties?
Who will care for viewings? Will the estate agent be present at all watchings? Examine regarding whether they will be offered during evenings and weekends.

6. Choose between sole and multi-agency, then bargain.

Sole agency is less expensive, but the web isn’t really cast as large and there might be less opportunity of a fast sale. Multi-agency expenses more, however means that your home or business will get more exposure, which increases the prospect of a quick sale.

You might decide to start with a sole agency, moving to multi-agency at the end of the tie-in period. Or you may choose to jump straight in with multi-agency.

Whichever you select, now is the time to haggle. If one agent is more costly than the others, see if you can get their cost down.

7. Read the terms of the contract.

Ensure you’re delighted with all the fine print before signing anything. Don’t be afraid to question things you don’t understand or don’t agree with.

8. Review your agent’s efficiency.

After a few weeks for multi-agency, or towards the end of the tie-in duration for sole agency, assess your estate agent’s efficiency.

How many viewings have you had? Who from? How did they go?

Has the agent been marketing the residential or commercial property and working as difficult as you expect?

Also request for feedback from the agent. If you’ve not had watchings, or have had watchings but no offers, the agent can give insight. It might be you’re priced too expensive, or that there’s a location of the residential or commercial property that could be beautified to motivate a sale.
