How to choose an estate agents

We look at useful ways to shortlist, negotiate with and manage estate agents.

1. Ask for recommendations

This might appear an apparent location to start, however ask buddies, family members and colleagues who have just recently moved which estate agents they used and what they thought about them.

Also look in your area at the “for sale” and “sold” indications; it’s a beneficial indication of the agents that work well in your area.

2. Examine market credentials

Estate agents now need to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Lots of estate agents will also be members of trade bodies. Subscription indicates that they need to comply with a standard procedure, which might indicate a greater level of professionalism and diligence. Trade bodies to watch out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You need to have the ability to research this without having to enter an estate agent’s branch. Members of these plans will be yelling about it on their sites.

3. Go undercover.

Visit your shortlisted estate agents as a possible buyer searching for a property like your home. Focus on how they act and ask yourself 2 concerns:.

Would you be happy if the residential or commercial property being described was yours?
Would you purchase a property from them?

4. Welcome at least three agents to value your property.

Shortlist your agents, however do not shorten excessive. Attempt to get at least three to come and value your home.

When your home or business is valued it’s important not to be too amazed by the agent that values your house the highest– this might be a ploy to win your organisation.

Preferably, you require an agent who is going to be sincere and reasonable, not one who is going to misestimate your home then cannot get a purchaser at that price.

5. Ask these questions:.

What does it cost? does the agent charge for sole agency and what is the tie-in period? Sole agency is where one agent has the special right to offer your home for a set period. If your house is sold by another agent in this time you will still have to pay the sole agent their fee, along with the agent who really offered it. As a guideline, costs for sole agency can vary between 1% and 2% of the sale price, with a tie-in period of as much as 8 weeks.
Just how much does the agent charge for multi-agency? A multi-agency arrangement means numerous agents will have your property on their books, with the effective agency being given the cost. Normally speaking, this fee will be in the region of 1.5% to 2.5% of the price.

How long has the agent been developed and what is their experience? A well-established agent that has experience selling residential or commercial properties in the instant vicinity of your home is more suitable.
How will your home be marketed? Will it appear in the regional paper? On a home website such as Rightmove? Is the agency able to show examples of how they advertise homes?
Who will look after watchings? Will the estate agent exist at all watchings? Check as to whether they will be available throughout evenings and weekends.

6. Choose in between sole and multi-agency, then haggle.

Sole agency is cheaper, but the net isn’t cast as large and there may be less possibility of a fast sale. Multi-agency costs more, however indicates that your house will get more direct exposure, which increases the possibility of a fast sale.

You might choose to start out with a sole agency, moving to multi-agency at the end of the tie-in period. Or you might decide to jump directly in with multi-agency.

Whichever you select, now is the time to haggle. If one agent is more pricey than the others, see if you can get their cost down.

7. Read the terms and conditions of the arrangement.

Make sure you’re delighted with all the small print prior to signing anything. Don’t hesitate to question things you do not comprehend or do not agree with.

8. Review your agent’s efficiency.

After a couple of weeks for multi-agency, or to completion of the tie-in duration for sole agency, assess your estate agent’s efficiency.

The number of watchings have you had? Who from? How did they go?

Has the agent been marketing the property and working as tough as you expect?

Also request for feedback from the agent. If you’ve not had watchings, or have had watchings but no offers, the agent can offer insight. It might be you’re priced expensive, or that there’s a location of the property that might be spruced up to encourage a sale.
