How to choose an estate agents

We look at useful methods to shortlist, negotiate with and manage estate agents.

1. Request recommendations

This might seem an obvious location to begin, but ask pals, family members and colleagues who have actually recently moved which estate agents they used and exactly what they thought about them.

Also search in your local area at the “for sale” and “sold” signs; it’s a helpful indication of the agents that work well in your location.

2. Inspect market qualifications

Estate agents now have to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Lots of estate agents will also be members of trade bodies. Subscription suggests that they need to abide by a standard procedure, which may suggest a greater level of professionalism and diligence. Trade bodies to look out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You need to have the ability to research study this without having to set foot in an estate agent’s branch. Members of these plans will be shouting about it on their sites.

3. Go undercover.

Visit your shortlisted estate agents as a possible purchaser looking for a home like your home. Take notice of how they act and ask yourself two concerns:.

Would you be happy if the property being described was yours?
Would you purchase a property from them?

4. Invite a minimum of three agents to value your home.

Shortlist your agents, but don’t shorten excessive. Attempt to get at least 3 to come and value your house.

When your house is valued it’s important not to be too pleased by the agent that values your house the greatest– this could be a tactic to win your company.

Preferably, you require an agent who is going to be honest and fair, not one who is going to miscalculate your home and then fail to get a purchaser at that price.

5. Ask these questions:.

How much does the agent charge for sole agency and what is the tie-in duration? Sole agency is where one agent has the special right to sell your property for a set period. If your home or business is sold by another agent in this time you will still have to pay the sole agent their fee, in addition to the agent who really sold it. As a rule, costs for sole agency can vary between 1% and 2% of the list price, with a tie-in duration of approximately eight weeks.
How much does the agent charge for multi-agency? A multi-agency plan means numerous agents will have your home or business on their books, with the successful agency being granted the fee. Typically speaking, this fee will remain in the region of 1.5% to 2.5% of the list price.

How long has the agent been developed and exactly what is their experience? A reputable agent that has experience selling homes in the immediate vicinity of your house is more suitable.
How will your home or business be marketed? Will it appear in the regional paper? On a residential or commercial property site such as Rightmove? Is the agency able to reveal examples of how they advertise properties?
Who will care for viewings? Will the estate agent be present at all watchings? Check as to whether they will be offered during evenings and weekends.

6. Decide between sole and multi-agency, then bargain.

Sole agency is more affordable, but the net isn’t cast as wide and there might be less opportunity of a quick sale. Multi-agency expenses more, however implies that your home will get more exposure, which increases the possibility of a fast sale.

You may choose to begin with a sole agency, transferring to multi-agency at the end of the tie-in duration. Or you might decide to jump directly in with multi-agency.

Whichever you pick, now is the time to bargain. If one agent is more costly than the others, see if you can get their rate down.

7. Read the terms and conditions of the contract.

Ensure you’re happy with all the fine print before signing anything. Don’t be afraid to question things you do not understand or don’t agree with.

8. Review your agent’s efficiency.

After a few weeks for multi-agency, or towards completion of the tie-in duration for sole agency, evaluate your estate agent’s performance.

How many viewings have you had? Who from? How did they go?

Has the agent been marketing the property and working as hard as you expect?

Likewise ask for feedback from the agent. If you’ve not had watchings, or have had watchings but no offers, the agent can provide insight. It might be you’re priced expensive, or that there’s a location of the property that might be improved to encourage a sale.
