How to choose an estate agents

We look at practical ways to shortlist, negotiate with and handle estate agents.

1. Request for recommendations

This may appear an obvious location to begin, but ask buddies, relative and associates who have recently moved which estate agents they utilized and what they thought about them.

Likewise search in your local area at the “for sale” and “offered” indications; it’s a beneficial sign of the agents that work well in your area.

2. Inspect industry credentials

Estate agents now need to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Many estate agents will also be members of trade bodies. Membership suggests that they have to adhere to a standard procedure, which might show a greater level of professionalism and diligence. Trade bodies to watch out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You need to have the ability to research study this without having to set foot in an estate agent’s branch. Members of these schemes will be yelling about it on their sites.

3. Go undercover.

Visit your shortlisted estate agents as a potential purchaser looking for a residential or commercial property like your house. Focus on how they act and ask yourself two questions:.

Would you enjoy if the property being described was yours?
Would you purchase a home from them?

4. Welcome a minimum of 3 agents to value your house.

Shortlist your agents, but don’t shorten too much. Attempt to get at least 3 to come and value your home or business.

When your home is valued it’s important not to be too impressed by the agent that values your property the greatest– this could be a ploy to win your business.

Ideally, you need an agent who is going to be honest and fair, not one who is going to overvalue your home and after that cannot get a buyer at that price.

5. Ask these questions:.

Just how much does the agent charge for sole agency and exactly what is the tie-in duration? Sole agency is where one agent has the exclusive right to sell your home for a set period. If your home or business is offered by another agent in this time you will still need to pay the sole agent their cost, in addition to the agent who in fact sold it. As a guideline, costs for sole agency can vary between 1% and 2% of the sale price, with a tie-in duration of as much as eight weeks.
How much does the agent charge for multi-agency? A multi-agency arrangement means a number of agents will have your home or business on their books, with the successful agency being approved the charge. Normally speaking, this cost will be in the region of 1.5% to 2.5% of the list price.

The length of time has the agent been established and what is their experience? A well-established agent that has experience selling properties in the immediate area of your house is more effective.
How will your house be marketed? Will it appear in the local paper? On a property site such as Rightmove? Is the agency able to reveal examples of how they promote residential or commercial properties?
Who will look after watchings? Will the estate agent be present at all viewings? Examine as to whether they will be readily available during evenings and weekends.

6. Decide between sole and multi-agency, then haggle.

Sole agency is cheaper, however the net isn’t really cast as large and there may be less opportunity of a fast sale. Multi-agency expenses more, but indicates that your house will get more direct exposure, which increases the possibility of a quick sale.

You might decide to start out with a sole agency, moving to multi-agency at the end of the tie-in period. Or you may decide to jump straight in with multi-agency.

Whichever you pick, now is the time to bargain. If one agent is more expensive than the others, see if you can get their rate down.

7. Read the conditions of the agreement.

Ensure you’re pleased with all the fine print prior to signing anything. Do not be afraid to question things you do not understand or do not concur with.

8. Evaluation your agent’s efficiency.

After a few weeks for multi-agency, or towards completion of the tie-in duration for sole agency, assess your estate agent’s performance.

The number of watchings have you had? Who from? How did they go?

Has the agent been marketing the residential or commercial property and working as difficult as you expect?

Also request for feedback from the agent. If you’ve not had watchings, or have actually had viewings however no offers, the agent can offer insight. It might be you’re priced too high, or that there’s an area of the home that could be improved to motivate a sale.
