How to choose an estate agents

We look at practical ways to shortlist, negotiate with and manage estate agents.

1. Request recommendations

This might appear an apparent location to start, but ask good friends, member of the family and coworkers who have just recently moved which estate agents they used and what they thought of them.

Likewise search in your city at the “for sale” and “sold” signs; it’s a helpful indication of the agents that work well in your area.

2. Inspect industry credentials

Estate agents now need to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Lots of estate agents will also be members of trade bodies. Subscription means that they need to comply with a code of conduct, which may indicate a higher level of professionalism and diligence. Trade bodies to watch out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You should be able to research this without needing to enter an estate agent’s branch. Members of these plans will be screaming about it on their sites.

3. Go undercover.

Visit your shortlisted estate agents as a prospective purchaser trying to find a residential or commercial property like your home. Take notice of how they act and ask yourself 2 questions:.

Would you enjoy if the home being explained was yours?
Would you purchase a home from them?

4. Invite a minimum of three agents to value your home.

Shortlist your agents, however do not shorten too much. Attempt to get at least three to come and value your property.

When your home or business is valued it’s essential not to be too amazed by the agent that values your home or business the greatest– this might be a ploy to win your business.

Ideally, you require an agent who is going to be sincere and reasonable, not one who is going to misestimate your home or business then cannot get a buyer at that rate.

5. Ask these questions:.

What does it cost? does the agent charge for sole agency and exactly what is the tie-in duration? Sole agency is where one agent has the unique right to offer your home for a set duration. If your house is sold by another agent in this time you will still have to pay the sole agent their fee, as well as the agent who actually offered it. As a guideline, costs for sole agency can range between 1% and 2% of the price, with a tie-in duration of approximately 8 weeks.
What does it cost? does the agent charge for multi-agency? A multi-agency plan means a number of agents will have your house on their books, with the effective agency being granted the cost. Generally speaking, this cost will remain in the region of 1.5% to 2.5% of the price.

The length of time has the agent been established and exactly what is their experience? A well-established agent that has experience selling homes in the immediate vicinity of your house is more suitable.
How will your home be advertised? Will it appear in the local paper? On a home site such as Rightmove? Is the agency able to show examples of how they market properties?
Who will take care of viewings? Will the estate agent be present at all viewings? Check regarding whether they will be offered during nights and weekends.

6. Choose between sole and multi-agency, then bargain.

Sole agency is less expensive, but the web isn’t cast as wide and there might be less possibility of a fast sale. Multi-agency expenses more, however suggests that your home will get more direct exposure, which increases the possibility of a quick sale.

You might choose to start out with a sole agency, moving to multi-agency at the end of the tie-in period. Or you might choose to jump directly in with multi-agency.

Whichever you select, now is the time to bargain. If one agent is more pricey than the others, see if you can get their price down.

7. Check out the terms and conditions of the arrangement.

Ensure you’re pleased with all the fine print prior to signing anything. Do not hesitate to question things you do not comprehend or don’t concur with.

8. Evaluation your agent’s performance.

After a couple of weeks for multi-agency, or towards completion of the tie-in duration for sole agency, assess your estate agent’s performance.

How many viewings have you had? Who from? How did they go?

Has the agent been marketing the property and working as tough as you expect?

Also request feedback from the agent. If you’ve not had viewings, or have actually had viewings but no deals, the agent can provide insight. It could be you’re priced too expensive, or that there’s an area of the home that could be spruced up to encourage a sale.
