How to choose an estate agents

We take a look at useful methods to shortlist, work out with and manage estate agents.

1. Ask for recommendations

This may seem an apparent location to begin, however ask friends, relative and coworkers who have just recently moved which estate agents they used and exactly what they thought about them.

Also look in your city at the “for sale” and “sold” indications; it’s a beneficial sign of the agents that work well in your location.

2. Examine market credentials

Estate agents now need to be members of The Property Ombudsman or The Surveyors Ombudsman Scheme.

Many estate agents will also be members of trade bodies. Membership indicates that they have to comply with a code of conduct, which might indicate a higher level of professionalism and diligence. Trade bodies to watch out for are:

Guild of Professional Estate Agents (GPEA).
National Association of Estate Agents (NAEA).
Royal Institution of Chartered Surveyors (RICS).
You need to be able to research this without needing to enter an estate agent’s branch. Members of these plans will be shouting about it on their websites.

3. Go undercover.

Visit your shortlisted estate agents as a prospective buyer searching for a home like your home. Take notice of how they behave and ask yourself 2 questions:.

Would you more than happy if the residential or commercial property being described was yours?
Would you purchase a residential or commercial property from them?

4. Welcome at least three agents to value your home or business.

Shortlist your agents, but don’t reduce too much. Try to get at least 3 to come and value your property.

When your home or business is valued it’s important not to be too amazed by the agent that values your home the highest– this might be a tactic to win your organisation.

Ideally, you require an agent who is going to be sincere and fair, not one who is going to misestimate your home or business then cannot get a buyer at that price.

5. Ask these concerns:.

How much does the agent charge for sole agency and what is the tie-in period? Sole agency is where one agent has the exclusive right to offer your home or business for a set period. If your property is sold by another agent in this time you will still have to pay the sole agent their fee, in addition to the agent who in fact sold it. As a rule, charges for sole agency can range in between 1% and 2% of the sale price, with a tie-in duration of as much as 8 weeks.
What does it cost? does the agent charge for multi-agency? A multi-agency arrangement indicates numerous agents will have your house on their books, with the successful agency being granted the cost. Usually speaking, this cost will be in the region of 1.5% to 2.5% of the list price.

How long has the agent been developed and what is their experience? A reputable agent that has experience selling residential or commercial properties in the instant vicinity of your home is preferable.
How will your home or business be advertised? Will it appear in the regional paper? On a home website such as Rightmove? Is the agency able to reveal examples of how they market properties?
Who will care for watchings? Will the estate agent exist at all viewings? Inspect as to whether they will be available throughout evenings and weekends.

6. Decide in between sole and multi-agency, then haggle.

Sole agency is less expensive, but the internet isn’t really cast as wide and there may be less opportunity of a quick sale. Multi-agency costs more, however indicates that your home will get more direct exposure, which increases the prospect of a quick sale.

You might decide to start with a sole agency, moving to multi-agency at the end of the tie-in period. Or you might decide to jump straight in with multi-agency.

Whichever you select, now is the time to haggle. If one agent is more expensive than the others, see if you can get their rate down.

7. Check out the conditions of the arrangement.

Ensure you’re pleased with all the fine print prior to signing anything. Don’t hesitate to question things you do not understand or do not concur with.

8. Evaluation your agent’s performance.

After a few weeks for multi-agency, or to completion of the tie-in duration for sole agency, assess your estate agent’s efficiency.

How many viewings have you had? Who from? How did they go?

Has the agent been marketing the home and working as hard as you anticipate?

Likewise ask for feedback from the agent. If you’ve not had viewings, or have had watchings but no offers, the agent can offer insight. It might be you’re priced expensive, or that there’s an area of the residential or commercial property that could be beautified to motivate a sale.
